Need to sell a probate or inherited property in Palm Beach County? Flora Robertson, Broker Associate

PROBATE & INHERITED PROPERTY REAL ESTATE

Compassionate, Full-Service Real Estate Guidance for Palm Beach County Families

Selling a home after the loss of a loved one can feel overwhelming. In addition to grieving, families and personal representatives may suddenly find themselves responsible for a property, personal belongings, repairs, maintenance and ultimately the sale of the home.

I'm Flora Robertson, REALTOR® and Broker Associate with Continental Properties and a RamseyTrusted® Real Estate Pro. Since 2017, I've helped buyers and sellers throughout Palm Beach County navigate important real estate decisions with clear communication, skilled negotiation and personalized service.

When probate or inherited real estate is involved, my goal is simple: make the real-estate portion of the process as easy and manageable as possible for the family.

Flora Robertson, Broker Associate and RamseyTrusted® Real Estate Pro, helps personal representatives

Selling a Home During Probate

Every estate is different. Some properties are ready to sell immediately, while others may need cleaning, repairs, removal of personal belongings or other preparation before going on the market.

I work closely with the personal representative, family, probate attorney and closing professionals to help coordinate the real-estate side of the transaction while respecting the legal probate process.

I do not provide legal advice or determine probate or homestead issues. I work alongside your probate attorney so the legal and real-estate portions of the transaction stay properly coordinated.

How I Help Probate & Inherited-Property Sellers

My service goes far beyond placing a property in the MLS.

I can help with:

Property Evaluation & Pricing Strategy
I'll evaluate the home's current condition, review comparable sales and provide a detailed market analysis to help determine an appropriate pricing strategy.

Sell As-Is vs. Prepare the Home
Not every inherited property needs to be renovated. I'll help you evaluate which improvements may make financial sense from a resale perspective—and which ones may not be worth the expense.

Vendor Coordination
When needed, I can help connect families with trusted local professionals for cleaning, property clean-outs, repairs, painting, landscaping, moving and other property-related services.

Professional Photography & Video
Once the property is ready for the market, professional photography and marketing are included as part of my comprehensive listing strategy.

Extensive Property Marketing
Depending on the property, my marketing strategy may include professional photography, video, online exposure, social-media marketing, open houses, direct marketing and targeted promotion designed to reach qualified buyers.

Offer Evaluation & Negotiation
I'll help the seller understand the strengths, risks and financial impact of each offer and negotiate with the goal of protecting the seller's interests and achieving the strongest possible terms.

Transaction Management Through Closing
From contract to closing, I'll coordinate with the personal representative, attorney, title/closing professionals, buyer's agent and other parties involved in the transaction.

Do I Have to Renovate an Inherited Home Before Selling?

 No.

One of the first decisions we can make together is whether it makes more sense to sell the property in its current condition or complete strategic improvements before listing.

Sometimes a few targeted improvements can substantially improve a home's marketability. In other situations, selling the property as-is may make more financial sense.

Before the estate spends money unnecessarily, I'll help evaluate the property from a real-estate and resale perspective and develop a strategy based on the home's condition, location, comparable sales and current market.

Are You Handling an Estate From Outside Florida?

You don't necessarily have to be in Palm Beach County to manage every part of the sale.

If you're a personal representative or family member living outside Florida, I can serve as your local real-estate resource and help coordinate many of the property-related details involved in preparing and selling the home.

I'll communicate with you throughout the process so you know what's happening with the property even when you're hundreds—or thousands—of miles away.

A Real Estate Resource for Florida Probate Attorneys

If you're a probate or estate-planning attorney with a client who owns real property in Palm Beach County, I'd welcome the opportunity to become a trusted real-estate resource for your firm.

My role is not to step into the legal side of probate. My role is to take care of the real-estate side while communicating and coordinating with your office when necessary.

Your client can be referred to me at any stage—even if the property isn't ready to be listed.

I'm happy to provide an initial property evaluation and current market analysis, discuss the property's condition and potential sale strategy, and help the client understand what may be involved in preparing the home for market.

When the property is ready to sell, I can manage the listing, marketing, showings, negotiations and real-estate transaction through closing.

My goal is to make your client's real-estate experience easier while allowing your office to remain focused on the legal administration of the estate.

A Simple Referral Process for Probate Attorneys

1. Introduce Us

A simple email, text message or phone introduction is all that's necessary.

2. I'll Take It From There

I'll contact your client, learn about the property and their circumstances, and explain how I can assist with the real-estate portion of the process.

3. Property Evaluation

I'll evaluate the property and discuss potential pricing, preparation and marketing strategies with the client.

4. Coordination With Your Office

When legal authority, probate status, homestead issues or documentation need to be confirmed, I'll defer to and coordinate with your office rather than attempting to provide legal advice.

5. Listing & Marketing

When your client is legally ready to proceed, I'll professionally prepare and market the property to potential buyers.

6. Contract to Closing

I'll manage the real-estate transaction and coordinate with the appropriate attorney, title company and other professionals through closing.

Complimentary Property Market Analysis

Not every probate client is ready to sell immediately.

That's okay.

Probate attorneys are welcome to introduce their clients to me early in the process for a complimentary, no-obligation real-estate consultation and current market analysis.

This can give families a clearer understanding of the property's current market position and help them begin considering their options.

When a formal appraisal, retrospective/date-of-death valuation or legal valuation is required, the estate should rely on the appropriate qualified professional as directed by its attorney.

Frequently Asked Questions About Probate Real Estate

Can a house be sold while it is in probate?

Potentially, yes. The exact authority and procedure depend on the estate, the property, the will, applicable Florida law and court orders. I coordinate with the client's probate attorney to determine when and by whom the necessary real-estate documents should be executed.

Who signs the listing agreement for a probate property?

It depends on how the property is legally held and the circumstances of the estate. Before proceeding, I can coordinate with the probate attorney or appropriate closing professional to confirm who has authority to execute the necessary documents.

What if the property was the deceased owner's homestead?

Florida has special laws regarding protected homestead property. Because determining homestead status and ownership rights is a legal matter, I defer those questions to the estate's Florida probate attorney.

Can you help if the family lives outside Florida?

Yes. I regularly communicate electronically and by phone and can help coordinate many of the local real-estate and property-preparation details for an out-of-area personal representative or family.

Does an inherited home have to be repaired before it can be sold?

No. Depending on its condition and the estate's goals, selling as-is may be an appropriate option. I'll help evaluate the home's condition, likely buyer pool, comparable sales and potential return on improvements so the seller can make an informed decision.

Can you recommend contractors or other vendors?

When assistance is needed, I can help connect clients with local service providers for common property-related needs. Clients remain free to select the providers they prefer.

Serving Probate & Inherited-Property Sellers Throughout Palm Beach County

I assist clients throughout Royal Palm Beach, Wellington, West Palm Beach, Palm Beach Gardens, Lake Worth Beach, Greenacres, Loxahatchee, Riviera Beach, North Palm Beach, Palm Springs and surrounding Palm Beach County communities.

Whether you've recently inherited a property, have been appointed personal representative of an estate, or are an attorney looking for a dependable real-estate professional for a client, I'm here to help with the real-estate side of the process.

Let's Talk About the Property

You don't have to have everything figured out before contacting me.

If an estate includes real property in Palm Beach County, we can start with a conversation about the home, its condition and the family's goals.
